1. Normal Period of Occupancy
Students normally occupy University accommodation
for fixed periods within one complete academic year.
The basic periods of occupancy is 9 months.
2. Occupancy during vacations
It is possible for students to be in residence during
periods outside the contracted length of let, subject
to agreement with the Student Houses Manager, as
appropriate, but not necessarily in their usual
room. An additional service charge of USD 35.00
is payable and nit more than 3 months, i.e. Summer
session. Use of communal facilities may be limited
during vacations.
3. Sub-letting
Rooms may not be sub-let nor used for residential
purposes by anyone other than the normal occupant.
It may be possible for guests to stay by prior arrangement
with the Student Houses Manager, as appropriate.
You will be provided with a share twin room. Your
room mate will be selected for you by the Housing
officer, and any requests you may have will be considered
if possible.
4. Fees
4.1 Fees for Student Houses are USD2,900 per year,
(9 months). Extra charges are made for water electricity
and cleaning and one student in each flat is required
to enter into an agreement with the suppliers of
water and electricity.
4.2 Fees Increases
The accommodation fees charged as per Condition
4.1 are fixed for the first year. There shall be
no increase of accommodation fees during that period.
5. Deposits
5.1 Student who have received an accepted offer
from the University are required to pay an advance
deposit, in the amount of USD135. In the event that
a student is not able to take up residence due to
delay in relation to a visa or medical grounds,
this deposit shall be refunded in full.
5.2 If a student cancels his accommodation contract,
or fails to take up occupancy of the premises, this
advance deposit shall be set against fee due.
6. Liability for Fees
6.1 A student who has accepted an offer of University
accommodation is liable for fees for the full
academic year, or such longer period as agreed
subject to the exceptions below:
6.2 A student who leaves having given two weeks’
written notice to the Student Houses Manager as
appropriate, will be liable for fees for his or
her period of residence, plus a sum equal to 20%
of the annual fee.
6.3 A student who is required by the University
to leave a Student House for disciplinary reasons
will be liable for fees for his/her period of
residence, plus a sum equal to 20% of the annual
fee.
6.4 A student who leaves the University as the
result of a medically certified illness is liable
only for fees for his/her period of residence.
6.5 A student who leaves the University on academic
grounds, by agreement with his/her department
and faculty and has given two weeks’ written notice
to the Student House Manager, as appropriate,
is liable only for fees for his/her period of
residence.
6.6 A student may, with the agreement of the Student
Houses Manager transfer from one residence to
another University flat during the course of the
academic year. An administrative charge of USD
35 is payable in such an event. Students cannot
transfer to other than a University flat before
the end of the academic year.
7. Rebate of Fees
A student who is away due to medically certified
illness for more than seven days may be eligible
for a partial rebate of fees.
8. Payment of Fees
Fees for student houses are due in full upon receiving
the Acceptance Letter and before the student’
visa being issued by the Greek Embassy in Beijing,
and within 14 days thereof. Late payment or failure
to pay the accommodation fees, may result in the
termination of the accommodation offer the withdrawal
of tuition and cancellation of the students visa.
9. Outstanding Debts
All money due for utilities shall be shared equally
between the occupants, and paid in full in accordance
with respective contracts with suppliers.
10. Keys
A student who loses a key to his/her accommodation
must notify the Senior Resident immediately, and
will be charged for the cost of replacement. In
certain cases a student may also be liable for
the cost of replacing locks.
11. Access to Rooms
The University or Students Housing Manager will
require reasonable access to a student’s room.
12. Noise
Students are required to abide by the rules relating
to noise which govern their accommodation. Consideration
must be shown towards other students who wish
to study and towards neighbours. Parties may be
held only with the permission of the Senior Resident
or Students Houses Manager. Persistent infringement
of noise rules may result in disciplinary action.
13. Sanitary Issues
Students are obliged to keep their room and common
areas clean and tidy. No trash should be kept
in flat or in the room. Students are responsible
for abiding by the sanitary rules on a daily basis.
Sanitary issues apply also to personal hygiene.
14. Pets
Students are not allowed to keep pets in University
accommodation.
15. Cars
Students in University residences may not bring
a car to the Campus or University premises unless
they have been allocated an off-street parking
space by the University.
16. Weapons
No firearms, laser pointers or weapons may be
kept in University arranged residences.
17. Damage to Property
17.1 This refundable deposit, subject to the Terms
and Conditions of this accommodation offer, will
be used as caution money on arrival against damage
to the Student House.
17.2 Students will be held responsible for damage
to their own room and its furniture and equipment
and for damage they cause to other University
property.
17.3 Students will be held jointly responsible
for damage in the communal areas.
17.4 Students will be held responsible for damage
caused by their guests.
17.5 Any caution money remaining at the end of
the occupancy period will be returned without
payment of interest.
17.6 Upon occupancy, you will be required to sign
an inventory of items supplied in your room, which
shall include a single bed, cupboard, desk and
lamp. Any damage to these items shall be deducted
from your caution money upon vacating the premises.
17.7 There shall be no unauthorized additions,
removal of items, modifications or use of non
permissible electrical items, without the permission
of the Accommodation Manager.
17.8 Upon occupancy, you shall also be asked to
sign an inventory and status report for all common
areas and equipment, which shall include, television
set, refrigerator, washing machine, furniture,
cook, cooking utensils, stove and general items.
On departure of the premises, you will be responsible
on a “shared” basis for any missing or damaged
items.
18. Discipline
18.1 Students may be subject to disciplinary measures
if they breach the University’s disciplinary regulations,
or the local disciplinary rules applying to their
accommodation. Penalties include community service,
fines, expulsion from the Student’s House, and
suspension or expulsion from the University.
18.2 Students are warned that illegal use of drugs
on University premises or generally in the country
will result in disciplinary action, and will be
notified to the police.
18.3 Students should note that damage to or misuse
of fire alarms or fire-fighting equipment is viewed
as a serious disciplinary offence.

1. 正常占用时间:

在征得学生公寓经理同意的情况下,学生可以在规定的时间外住在学校。但是不一定住在其平时的房间,并且需要交付额外的35美元服务费,同时不得超过3个月。假期期间通勤设施的使用会受到限制。
3. 出租
正常情况下,房间不允许出租,也不允许其他人居住。但是经过学生住宿管理员安排,学生的客人可以留住。学校会提供一个两人间。你的室友将由办公室人在参考你的意见的情况下为你选择。
4. 费用
4.1 学生宿舍费用为每学年2900美元(9个月),如果有假期留宿情况,将按上面2条款收费。额外费用为水电费和清洁费,每个房间须有一名学生与水电供应商签定协议。
4.2 费用增长
第4.1项条款中列出的费用情况适用第一年。在此期间费用不会更改。
5. 费用支付
学生需要在取得入学通知书后支付住宿费用。如果支付推迟或者支付失败,学校将不提供住宿设施、并退回学费和取消学生签证。
6. 债务
室友之间平等分担所有费用,并根据各自合同全额支付。
7. 钥匙
学生如果丢失钥匙必须立即通知SENIOR RESIDENT,并支付必要费用。在这种情况下,学生可能还要承担换锁的费用。
8. 宿舍访问
学校或者学生房屋管理员将对学生的宿舍进行合理的访问。
9. 学生应当遵守噪音管理规则,并考虑其他学生的学习环境。学生只有在SENIOR RESIDENT和学生房屋管理员的同意下才能开PARTY。多次违反噪音管理规则将导致学校处分。
10. 宠物
学生不允许在学校公寓养宠物。
11. 财产破坏
1. 根据该住宿条款,可退存款将作为防止学生公寓破坏的押金。
2. 学生要对他们自己房屋和设施的损坏负责,并且也要对其他学校财物的损坏负责。
3. 学生要负责其对公共场所的损坏。
4. 由学生的客人造成的损坏,由学生负责。
5. 押金将在学生离宿前返还给学生,不计利息。
6. 入宿前,学生需要签署一个设施清单,包括一张单人床、食橱、书桌和台灯。这些设施的损坏赔偿将从押金扣除。
7. 清单上的项目不能私自更改,没有公寓管理员的同意不得增加其他电器。
8. 另外。学校需要签署一个公共场所和设施的清单条款,包括电视机、冰箱、家具、烹饪用具、炉子和通用物品。对于这些物品的损坏和丢失,学生按比例承担赔偿。
12. 纪律要求
(1) 学生违反学校纪律条款或者违反宿舍管理条款将受到学校处分。惩罚包括社区服务、罚款、从学生公寓驱逐和停课或者开除。
(2) 如果学生在学校服用毒品将受到处分并报告给警方。
